Fort Collins Roof Pros is a licensed, insured roofing contractor in Fort Collins, Colorado, handling roof replacement, roof leak repair, hail and wind damage restoration, metal roofing, gutters and commercial low-slope work. Every proposal we write names a UL 2218 impact class and an ASTM D7158 wind class, because on this side of the Front Range those two ratings decide what a roof survives.
Most of what we install is asphalt: SBS-modified Class 4 architectural shingles where the numbers support them, standard architectural shingles where they do not, over synthetic underlayment on a deck we have re-nailed and inspected. We also install 24-gauge standing seam and stone-coated steel, .032 K-style aluminum gutters in continuous runs, laminated-glass skylights, impact-rated ridge vent, and 60 and 80 mil TPO on low-slope sections.
The reason we lead with impact ratings is arithmetic rather than marketing. A certified Class 4 covering costs more up front, and most carriers writing here reduce the wind-and-hail portion of a premium once you send them the certification letter, the closed permit and the paid invoice. Whether that reduction pays the upgrade back depends on your carrier, your deductible and how long you plan to own the house. We run the numbers with you before anyone signs.

Roof Replacement
A replacement here is really two decisions: what goes on the deck, and what impact class it carries. The covering sets what you pay this month.

Roof Leak Repair
Most leaks we chase in this city are not holes in the field of the roof. They are failures at a penetration, a valley or a wall termination, and hail is often what finished them off after ten years of high-altitude sun had already gone to work.

Storm Damage Restoration
A storm on the northern plains rarely damages only the roof. The same cell that bruises shingles pits gutters, dents fascia wrap, cracks a skylight dome and shreds window screens on the west and south elevations, and a scope that stops at the roof leaves money on the table.

Hail Damage Roof Repair
Hail is the peril that governs roofing decisions here, and it is worth being precise about what it does. A stone does not punch through a shingle.

Wind Damage Roof Repair
Impact rating and wind rating are two different tests, and confusing them is the most common mistake we see on proposals here. A Class 4 shingle is not automatically a high-wind shingle.

Roof Inspections
The most valuable roof inspection in a hail corridor is the one you get before a storm, not after. A dated report with photographs of intact slopes is the document that stops an adjuster from writing your next loss off as prior wear and tear.

Asphalt Shingle Roofing
Asphalt covers most of the housing stock in this city, and the only asphalt question that really matters here is whether you buy a polymer-modified shingle or a standard one. That single choice moves both the up-front price and the annual premium.

Metal Roofing
Metal is the service where our advice most often runs against the sale. A 24-gauge standing seam roof will outlast three shingle roofs and it will not fracture under hail.

Tile Roofing
Tile is a product we mostly maintain rather than recommend in this market. Concrete and clay are brittle, hail breaks them, and the impact ratings that earn a premium reduction on asphalt are not something a standard concrete tile is going to deliver on a Fort Collins roof.

Flat & Low-Slope Roofing
Low-slope sections take hail worse than steep ones, because a stone that glances off a pitched roof lands square on a flat one. Every low-slope specification we write in this city starts from that, and the answer is almost always thickness and a hard layer underneath.

Roof Coatings & Sealing
Coatings get sold here as hail protection, and they are not. A silicone or acrylic film is a waterproofing and weathering layer measured in thousandths of an inch.

Roof Ventilation
Ventilation is the part of a hail-rated roof that people forget to rate. The shingles get a certification and the sheet-metal accessories poking through them do not, so after the next storm the field is fine and the vents are the claim.

Skylights
A skylight is the single most hail-vulnerable square foot of most roofs in this city, and the glazing choice decides whether it survives. Acrylic bubble domes crack.

Gutters & Downspouts
Gutters do two jobs in a hail corridor. They move water off the roof, and they are the piece of evidence that dates a storm.

Fascia & Soffit
Fascia and soffit are where a hail scope gets confirmed or lost. Adjusters check them because aluminum wrap and vented panels record strikes plainly, and a roof marked up with no collateral damage anywhere else invites a harder look.

Chimney Flashing
A chimney is a hole in the roof with a wall built through it, and it is the detail most likely to leak on a house here. It is also a detail hail finds, because a chase cap takes a strike on the flat and dents into a puddle.

Emergency Roof Tarping
Tarping is a wind service more than a hail service, and it is worth knowing the difference before you call. Hail bruises a roof that keeps shedding water for now.

Commercial Roofing
Commercial hail losses run on different arithmetic than houses, because the deductible is usually a percentage of insured value rather than a flat sum. On a large roof that number can be six figures, which changes what mitigation is worth spending on before the next storm.

Insurance Claim Support
Two things about roof claims in Colorado are worth knowing before you talk to anybody. A roofing contractor here cannot legally pay, waive or rebate your deductible, and any contract must tell you so in writing.
Why Fort Collins Chooses Fort Collins Roof Pros
- ✓We put the Class 4 payback in writing — upgrade cost divided by your carrier's annual premium reduction, in years, before you sign anything.
- ✓Impact-rated accessories are in the base price. Ridge vent, pipe flashings and gutter gauge are the unrated parts that dent, so they get specified with the shingle.
- ✓Tear-off to bare deck as standard. Nobody can inspect sheathing through a second layer, and a roof-over hides the decking problem you will pay for later.
- ✓Manufacturer high-wind nail patterns rather than the four-nail minimum, written into the contract so the wind class on the wrapper means something.
- ✓We tell you when there is no claim. A written finding that a roof is serviceable costs you nothing and keeps a pointless loss off your history.
- ✓No deductible games. Colorado prohibits a roofer from paying or rebating your deductible, and we will not build it back into an inflated scope either.
About Fort Collins Roof Pros in Fort Collins, CO
Fort Collins Roof Pros is a roofing contractor working Fort Collins, Loveland, Windsor, Greeley, Wellington, Timnath and the rest of northern Colorado. We replace and repair asphalt, metal, tile and low-slope roofs, and we do gutters, fascia, soffit, skylights, ventilation and chimney flashing as part of the same job rather than farming them out.
We organize almost everything around one local fact: this is hail country, and a roof's impact rating has cash value as a reduced premium. So we price the impact-rated version and the standard version side by side, put the payback period in the proposal, and hand you the certification packet your carrier needs when the job closes. Every estimate names the product, the impact class, the wind class, the nail pattern and the underlayment.
Do not hire us if you want a coating sprayed over hail-bruised shingles, a roof covered over instead of torn off, or a contractor who will absorb your deductible. The first two waste your money and hurt your claim, and the third is illegal in Colorado. We would also rather send you a written finding that your roof is serviceable than open a claim that goes nowhere.

How It Works
Free Inspection With Test Squares
We chalk a ten-foot square on every slope, count impacts inside it, read stone size off dented soft metals and press the bruises to see whether the mat has fractured or only lost granules. You get the photographs and the counts in writing whether or not there is a claim in it.
A Proposal That Names the Ratings
The estimate lists the product, its UL 2218 impact class, its ASTM D7158 wind class, the nail pattern, the underlayment, the vent schedule and the gutter gauge. Alongside it we run the payback: upgrade cost against the annual premium reduction your carrier offers, divided out into years.
Permit, Tear-Off and Install
We file the permit, tear off to bare deck rather than roofing over, re-nail loose sheathing and cut out anything soft, then install to the manufacturer high-wind instructions. Impact-rated accessories go on with the field, not as a later upsell.
Certification Packet for Your Carrier
When the inspection closes we hand you the manufacturer certification letter, the finalized permit and the paid invoice as one packet, which is what a carrier asks for before applying an impact-resistant roof discount. We also keep a copy, dated, for the next storm.

What Fort Collins Customers Say
They did the thing nobody else did, which was show me the math. Upgrade cost, what my carrier knocks off the wind and hail portion, payback in years. I bought the Class 4 because the number made sense, not because someone told me to.
Two other companies wanted to replace the whole roof after the June storm. These guys chalked squares on every slope, pressed the bruises, and told me one slope had real mat damage and the rest was granule loss. Repaired the one slope. Sent me the photos either way.
I asked about a metal roof and they talked me out of it, which cost them the bigger job. Pulled up my declarations page, showed me the cosmetic damage waiver language, and explained I would be paying for dents myself. Went with an impact-rated shingle instead.
Wind up here takes shingles off if they are nailed lazily. The contract said six nails per shingle and named the pattern, and the crew leader let me climb up and look at the starter course. First roofer who put the fastening in writing.

Frequently Asked Questions
Is a Class 4 impact-rated roof worth the money in Fort Collins?
Usually, but not always, and the answer is arithmetic rather than opinion. Take the upgrade cost on your square footage, divide it by the annual reduction your carrier offers on the wind-and-hail portion of your premium, and you get a payback period. On a house you intend to keep ten or fifteen years that number is generally comfortable.
If you are selling inside three years, the discount goes with the house and not with you, so the upgrade is a gift to your buyer. If your policy already carries a percentage-of-dwelling hail deductible, the reduction can be small enough that a standard architectural shingle is the better trade.
Bring your declarations page to the estimate and we will do the sum with you.
What does a UL 2218 Class 4 rating actually test?
A two-inch steel ball dropped from twenty feet onto the same spot twice, with no fracture of the mat permitted. FM 4473 runs the same idea with ice balls instead of steel. Class 4 is the top of a four-step scale and it is the rating carriers treat as a hail mitigation measure.
Two things worth knowing: the rating is earned by the covering, not by the roof, so ridge vents, pipe flashings, skylight glazing and gutters are unrated unless someone specified them that way. And impact class is a separate test from wind class, so a Class 4 shingle is not automatically a high-wind shingle.
Can a roofer in Colorado pay or cover my insurance deductible?
No. Colorado law prohibits a residential roofing contractor from advertising or promising to pay, waive or rebate any part of your insurance deductible, and your contract has to state that in writing.
If someone offers to absorb it, they are either breaking that law or building the amount back into an inflated scope, and an insurer is entitled to disregard an estimate from a contractor who does it. The deductible is your share of the loss. What a contractor can honestly do is document the damage thoroughly so the scope is complete.
How long do I have to back out of a roofing contract?
Colorado requires a residential roofing contract to include a rescission clause letting you cancel and get your deposit back within seventy-two hours of signing. Separately, if your insurer notifies you that the claim is denied in whole or in part, you may rescind within seventy-two hours of that notice. Those protections exist because storm-season door-knocking produced a lot of driveway signatures. Nobody should be pressing you to sign the day a cell passes through, and we do not.
Will a metal roof stop hail damage?
It will stop hail from breaking your roof and it will not stop hail from marking it. Steel does not fracture the way a shingle mat does, so a dented panel keeps shedding water for decades.
The catch is coverage: carriers writing metal in hail country increasingly want a cosmetic damage waiver signed, which means a dimpled but functional roof becomes your expense. If you would be unhappy looking at that, stone-coated steel hides denting behind a granulated surface and still carries a Class 4 rating, and an SBS-modified Class 4 shingle costs far less.
Read your declarations page before signing a metal contract.
Should I file a claim after every hailstorm?
No, and filing on marginal damage can cost you more than the repair is worth. What matters is whether the mat has fractured, not whether granules are in the gutter.
A slope with a handful of strikes, no bruising that gives under a thumb and no leaks is a serviceable roof, and opening a file on it puts a loss on your history for nothing. Get it inspected and get the finding in writing either way.
If the damage is real, the photographs and test-square counts are what get the scope paid properly. If it is not, a dated report of a sound roof is worth keeping for the next storm.
